Project Overview:
The Denver Health Administration Center (“HAC”), which serves as a primary benefit center, was located in 2 separate locations with different lease expirations within the Denver area and needed consolidation to better serve the veterans and their families across the country. In 2005, the VA retained Public Properties to identify all potential relocation alternatives to accommodate combining both locations while not disrupting the daily functions of the “HAC” or the ability to retain employees. The research identified adequate competition to create a Full and Open Competition for a new facility within a delineated area.
Primary Leasing Strategy:
- Relocate a bifurcated operation into a single location
- Utilize "Full and Open Competition " procurement method
- Achieve long term lease in a single location - 10 year firm term
- Achieve fair and reasonable rental rates in a desirable location
- Minimize disruption to operations and staff
Meeting Client Needs:
- Awarded lease in a building with amenities, transportation and growth opportunities
- Negotiated fair and reasonable terms that fell within the competitive range established by appraisal
- Met VA's need for minimal disruption to mission critical functions
Summary:
Public Properties successfully executed a lease for a single location with a staggered relocation/occupancy that resulted in no “downtime” and also met the HAC’s relocation schedule.
